"Traditional" Commercial, Construction, Mezzanine and Equity FinancingIn addition to our popular specialty products, Red Tower Funding also provides more "traditional" commercial real estate financing, including permanent financing for apartment and commercial properties, construction financing as well as mezzanine and equity financing. The amount and pricing of traditional permanent financing for apartment and commercial properties is constrained by the property's ability to debt service (except with our Full Doc Program) and subject to maximum loan-to-values of 70-80%. To apply for such financing, please complete an application. We also offer construction financing for development deals. Usually these funds are priced above an index such as the LIBOR or Prime, and can be up to 70-75% of the total costs to build (including land and plans, etc). For this type of financing to make sense, the future value of the project should be higher than the cost to construct. To apply for such financing, please complete an application. If the developer or investor doesn't have the full amount of equity required to invest in value-added opportunities, Red Tower Funding may be able to provide Mezzanine and/or Equity financing to supplement this amount. Mezzanine and Equity financing is priced higher than traditional debt financing and differs on a case-by-case basis. The pairing of such programs with Construction loans on value-added development opportunities allows developers to get involved in big projects with relatively little investment of their own.
